<p>Some of the older homes are a great value. Purchase a home that has served its purpose and bring it up to date with a remodel adding Green Features. This will cut your cost of living and allow you access to some of the best lots. I just remodeled a home we owned as a rental for over 10 years and now have a golf course home with all efficient utilities and appliances. This is going to be our retirement home and the cost of living there will be very low.  Over the next few months we are adding a solar system to the home. The out-of-pock cost is zero! We will lower our utility bill from $150 per month to $35 per month and add an $85 equipment lease. The overall result is a 25% lower utility bill, a more comfortable living space, and the pride of being Green. Contact me for information on the zero cost solar system. </p>
<p>If you are a golfer, the Prescott Country Club is the perfect place to live. We can play year round on a course that is affordable and is has mature trees. The well managed and groomed course offers a challenge but is not too difficult for a duffer like me. Other golf courses in the area are also available for open-to-the-public play. </p>
<p>The Prescott Country Club is open to the public. Memberships are very affordable. Both golf and general memberships as well as pool and tennis are available. The restaurant offers lunch and dinner in our mountain setting. </p>
<p>The Prescott Country Club location is excellent. Shopping in Prescott Valley is only 10 minutes away. Healthcare options include the 3 hospitals in the Quad-City area and the many facilities an hours away in the Phoenix-Scottsdale metro area including Mayo Clinic. We have 3 colleges in the local area. </p>
<p>Outdoor Recreation in Central Arizona has always been exceptional. The mountain lakes and hiking trails are close. The ability to get to quad ride trails brings the back country right home. We often take rides to the rivers, mountain, and just into town with a group of friends. It&#8217;s a super way to spend a day or more getting away from it all. The neighborhood is also a good place for a morning walk right on the streets. Or take a walk down the wash and see a little more of nature.</p>

Buyers are having a difficult time securing financing today. That is especially true of the self employed. As a seller you could offer terms to the buyer and be the bank for them.  You would earn a lot more than the 1/2% the bank is paying these days. And your investment is pretty secure. You have the property as collateral.</p>
<p>Buyers are willing to pay not to use traditional bank financing. The interest you will earn may be much more than market interest rates for mortgages. It is not unreasonable for a seller to ask for 2-4% over the current market rate.</p>
<p>Not only  will you earn more, but you will increase the chance of selling your property because you make the money available for the buyer.</p>
<p>This may also be a good investment even if you are not selling anything. You could be a private lender and earn high rates of return instead of leaving your cash in a bank.</p>
<p>Payments for these arrangements are made through  the account servicing department of a title company. They track the payments and provide statements. The buyer /borrower pays the fees.</p>
<p>In the event of a default, you get the property and keep all the payments that have been made along the way.</p>

<p>Here is what is about to happen once the Buyer&#8217;s  loan is approved by the underwriter:</p>
<ul>
<li>Loan documents are sent from lender to escrow company(title company)</li>

<li>Lender wires funds to escrow(wiring can take 3-4 hours and might have an overnight delay depending on the time the wire is ordered by the lender)</li>
<li>Escrow drives the original copy of the Deed to the county recorder&#8217;s office and records the transaction. THAT IS WHEN YOU OFFICIALLY OWN THE PROPERTY.</li>
<li>Escrow calls agents and Buyer and Seller to notify them that it has recorded.</li>
<li>The Buyer get the keys.</li>
</ul>
<p>Sometimes, just before recording, the title insurer may call for a reexamination of the title which could stop the recording. A recent transaction was to close on a Friday. A half hour before recording it was stopped by the title officer for review. Additional requirements were added that the Seller had to agree to and sign. It did not record until Tuesday late in the day, a full four days late!</p>
<p>Buyer&#8217;s responsibility:</p>
<ul>
<li>Most importantly do not buy anything on credit!  The lender will check your credit right before wiring the loan funds to be sure your credit remains solid enough for the loan program you are in and there is no downward change in your score.</li>
<li>Deliver certified funds to escrow at least 3 full days before the close of escrow.</li>
<li>Sign as soon as you get the call that your documents are ready for signature.  Any delay can cost you the house!</li>
<li>Provide any last minute required documents to the lender or escrow officer as soon as you are asked for them.</li>
<li>Have a back-up plan just in case there is a delay in the closing. It is not uncommon for a sale to be delayed by the lender, the seller if it is a Bank, the wiring of funds, or an unforeseen last minute requirement of the lender or title insurer.</li>

Insurance will not pay out on a claim for an non-owner occupied property in the event of an incident.
